Job Description – The Property Manager manages the building operations ensuring the fiscal and operational success. With excellent analytical skills, the primary responsibility of the Property Manager will be the financial management and reporting for the property working closely with the accounting team and building ownership. With excellent customer service skills, the Property Manager will work with tenants and building team members to support the property. Strong team work and accountability are key attributes of the successful Property Manager. Additional responsibilities for the Senior Property Manager include the following:
Responsibilities:
• Direct, coordinate and exercise functional responsibility for property management business
• Responsible for day-to-day operations of the building including security, engineering, janitorial and all aspects of maintenance and repairs.
• Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy
• Ensure compliance with Property Management policies and procedures, codes, regulations, and governmental agency directives
• Develop both operating and capital budgets, tracking variances, overseeing the completion of CAM and tax reconciliations
• Negotiate and prepare all vendor services contracts and competitively bid vendor services annually
• Develop comprehensive annual inspection processes for properties; completing weekly, monthly, quarterly, annual inspections as required to meet best practices
• Responsible for lease administration duties and audit tenant and vendor certificates of insurance.
• Manage and coordinate all capital improvements to ensure timely and proper completion of all work within budget
Requirements
• 3-5 years of previous commercial real estate experience with increasing responsibilities –with Class A properties.
• Strong knowledge of finance and building operations
• Highly proficient in Microsoft Excel, Word, and Outlook, Yardi, and other commercial real estate software programs.
• Professional and exceptional leadership, problem solving, and analytical skills.
Education
• 4 year degree (BA preferred)
